Property and Unit Management

In addition to providing for tenant and lease based activities, PM2000 provides special tools for tracking information about the physical properties and units. Detailed maintenance screens are available for tracking everything from static information, availability tracking, lease defaults, and even user-defined data tracking.

Properties

Track static information about the property including location, owner, and square footage (for CAM purposes). Quick reference property information about the number of units and unit availability is automatically updated through multiple system updates.

The system will track property financial information as it is updated throughout the system. A/R Invoices and Cash Receipts are tracked along with A/P Invoice Expenses and Check payments.

In addition, users can designated the General Ledger Account segment associated with this property. This will allow all transactions associated with that property to be tracked in the appropriate G/L sub accounts. This allows managers to provide full Profit and Loss Statements by property, giving owners a clear picture of each properties profitability. Use the 15 user definable fields provided to track specific bits of information about this property. These fields are available for use in Crystal Reports.

The Units tab allows managers to track unit status' and monitor vacancy and downtime.

 

 

 

 

 

Users can also track and review the Field Service information entered and completed for this property, including write-down totals.

Units

Unit Maintenance provides a similar repository of information for units, as Property Maintenance does for Properties. This includes quick reference information about the unit's location, lease status, and upcoming availability. Unit maintenance also contains a series of User Definable Fields, similar, but separate from the UDFs available on the property.

 

 

 

 

The PM2000 system includes and asset management system that allows managers to track in-unit assets, as well as those in general inventory.  This system is able to track individual asset details, including manufacturer information, product and serial numbers as well as warranty information. Users can attach in-unit assets to the Unit Maintenance record.  From here, user can review the assets in the unit and deactivate them if necessary.

Users can also track and review the Field Service information entered and completed for this Unit, including write-down totals.
